52°02' was originally constructed in the 1970's as the headquarters of Avon County Council. Following the dissolution of the County Council the building was converted into apartments in the late 1990's, including the addition of the subject 'penthouse' apartments. The building is of framed construction with precast cladding panels and a flat roof.

Stride Treglown were appointed, initially, to investigate water penetration at roof level, particularly beneath specific perimeter balconies created as part of the conversion project.

Of particular concern to the client was the location and cause of the defect(s) as this would inform regarding liability for repair. The commission was subsequently extended to include the design and supervision of remedial works.

Our investigation revealed a build up of subsequent roofing layers during the buildings history, coupled with compromise detailing, including the addition of internal gutters below roof expansion joints, at the last refurbishment. Remedial works involved the removal of the various layers of roofing and defective screeds and the provision of an entirely new roof covering.
