Curledge Street School is a Victorian School now used for primary school purposes. It is unusual in that it comprises two sites either side of Curledge Street.
Stride Treglown has been appointed by Torbay Council ('The Building Owner') to advise regarding the application of The Party Wall Etc Act 1996 to the proposed extensions to the school and to, subsequently, serve notice on the 'Adjoining Owners'. As the 'Building Owner's Surveyor' it is our duty to conclude matters with the appropriate Party Wall Awards, which will include schedules of condition of the adjoining properties.
We met or consulted with all the 'Adjoining Owners' before issue of the notices as we believe providing a personal explanation of the proposals, and the precautionary steps that have been incorporated into the proposed work, assists the process. Because the school comprises two sites there were a significant number of potential 'Adjoining Owners' (25) to be consulted and on whom notice may have needed to be served. However, the prior discussion with the 'Adjoining Owners' was of benefit as some were able to 'consent' or appoint us as 'Agreed Surveyor'. The final number of 'Adjoining Owners' on whom notice needed to be served was consequently reduced to seven, which significantly reduced the project programme and cost.
