Barclays Bank had decided to relocate it’s St Ann’s Square branch from a corner location into larger and more prominent building next door. The new premises had to be completely re-modelled internally to suit the banks requirements including the installation of a new lift and stairs adjacent to the party wall.
Stride Treglown were appointed initially to advise on the application of The Party Wall Etc Act 1996 to the proposed alterations and refurbishment of the new branch and to, subsequently, serve notice on the ‘Adjoining Owners’. As ‘Building Owner’s Surveyor’ we were required to conclude matters with the appropriate Party Wall Awards, which included schedules of condition of the adjoining corner building that the bank had vacated.
This commission involved the service of ‘Adjacent Excavation Notices’ on several adjoining owners. By careful discussion with the designers we were, however, able to ‘design out’ the need to serve ‘Party Structure Notices’.
