The Town Planning team at Stride Treglown provide an integrated planning and design service which includes portfolio commissions, masterplan coordination and securing planning permissions where the requirements of Local Planning Authorities are increasingly complex.

Managing Planning Application Strategies

The planning team can draw upon considerable experience across a wide range of development sectors to devise, manage and implement planning application strategies. Our initial policy and validation assessments identify key design, policy and procedural issues that must be adhered. The team brief, appoint and manage specialist technical consultants, where necessary, to ensure that formal submissions are appropriately supported. We work closely with transport, environmental, ecological and drainage consultants and alongside both our architectural colleagues and external architect practices to address design and submission requirements. We negotiate with Local Authority officers in the post submission period, working closely with legal advisors in relation to s106 obligations. We manage reserved matters submissions and the discharge of conditions to ensure that development can proceed lawfully.

Consultation Strategies

In support of major planning applications and masterplans, our "Communication Matrix" not only identifies key stakeholders, residents and civic groups, but also methods of communication, consultation and engagement relevant to the planning application strategy. Through this, we have used a number of techniques such as exhibitions, workshops, newsletters and our website to seek feedback during the design process and justify proposals with the assistance of a Statement of Community Involvement to support applications. We manage all pre-application dialogue with the Planning Authority.

Portfolio Commissions

In recent years we have prepared approximately 1,850 planning, listed building, advertisement and inclusive access applications for a major UK bank, securing a 99.3% overall success rate. Through this, we have built working relationships with most English and Welsh Planning Authorities. We have prepared comprehensive databases to collate client property information as well as "tracker" reports to inform the client, contractors and managing agents in relation to the progress of multiple planning applications submitted at any one time.

Preparing Masterplans

The planning team has managed the preparation of a number of major University Masterplans, taking the role of lead masterplanning consultant. We manage multi-disciplinary teams to ensure a robust evidence base is established, strategic options are considered and preferred strategies are developed in a way that will see cost effective developments, environmental enhancements and operational efficiencies across academic campuses.

We address design and sustainability parameters for future design teams and structure our reports to act as an "audit trail" to assist the preparation of planning applications. We have been retained to secure planning permission for infrastructure and major development projects that have emanated from our masterplans. We have a solid track record with Defence Estates preparing Establishment Development Plans for operational military sites.

Land Promotion

We prepare representations to Draft Core Strategies, Site Allocations Development Plan Documents and Supplementary Planning Documents as part of Local Planning Authority Local Development Frameworks, representing landholders interests in the pursuit of residential and other developments.

Appeals and Expert Witness

We are fully conversant with appeals procedures, pursuing written representation, informal hearing and inquires. We do, however, pride ourselves on securing planning permission "first time around" rather than rely on the appeals procedure to resolve issues of principle or design detail. In addition to private clients, we have acted on behalf of public authorities and organisations.
