Stride Treglown's new Cardiff office was awarded in October 2009, the highest UK BREEAM Outstanding rating at design stage of 89.12%, the first BREEAM Outstanding office in the UK. The project was completed and occupied in November 2010 and has subsequently benefited from an investment of £60,000 to install over 100sq.m of photovoltaics on the roof and south facade to make it Carbon Neutral, believed to be the first privately funded office in the UK to do so and the largest array in Cardiff as at August 2011.
This investment will benefit from the Government's Feed in Tariffs and follows the building's previously established high energy performance where predicted emissions were 14.2kgCO2/m2 per annum. This represented a reduction of 55% of the target emissions allowed for under the Building Regulations (31.7kgCO2/m2 per annum) achieved using a wood pellet biomass boiler for space and water heating and a small array of roof mounted photovoltaics. Energy efficiency is aided by the adoption of a highly insulated timber 'envelope' and a natural ventilation strategy which encourages fresh air purging and night cooling using roof mounted bms actuated windows above the stair void.
The much larger array of photovoltaics has enabled net carbon emissions resulting from energy consumed in the operation of the space heating /cooling, hot-water systems, ventilation and internal lighting to be zero or better. An Energy Performance Certificate has been undertaken by WSP following completion verifying this with a score of A+. The building is being monitored and the building's data will be evaluated and made publicly available. Currently it is performing better than anticipated potentially due to the 'light police' who switch off lights but more probably due to the high level of natural daylighting.
The building has been designed to accommodate over 50 staff on two floors in an open plan studio arrangement linked by an open tread staircase. The 500sq.m building breathes new life into a former industrial development, being redeveloped into offices. It is located on a former industrial service yard that has also become the shared parking area for this office and the nearby NSPCC offices (also designed by Stride Treglown).
